Annual fees

An annual fee for a homeowner’s association is an annual payment required from members to cover the shared expenses of the HOA such as insurance, banking, landscape maintenance and social events within the community.

By paying the annual fee, members contribute to preserving and enhancing the quality of life in the neighborhood, ensuring its well-being and making it a pleasant and enjoyable place to live.

Fiscal year

The HOA’s fiscal year is the calendar year from January to December.

Amount

The annual fee is $200.

Due date

Invoices are sent out to residents of the HOA between January - March of the calendar of the year. This fee covers services for the forthcoming year.

For example, the HOA sends its annual invoice in Q1 of 2023, this is payment for the upcoming year's maintenance costs being provided throughout 2023. This forward billing approach allows the HOA to ensure fees are collected in a timely manner and reduces the risk of non-payment when a home is sold throughout the year.

By-laws

Homeowners Association (HOA) bylaws are a set of legally binding rules that govern the operation of residential communities. They cover membership, voting, the role of the board of directors, assessments and dues, architectural guidelines, use of common areas, and enforcement. Bylaws ensure community cohesion, establish procedures for decision-making, and maintain property values. Restrictive covenants

Restrictive covenants are rules and regulations that govern certain aspects of a neighborhood or community, aiming to maintain a certain standard and protect property values. They are designed to promote a harmonious and cohesive living environment, ensuring that all residents abide by agreed-upon standards and fostering a sense of community pride and cohesion.

Architectural controls

Architectural controls refer to a set of guidelines and regulations established by the homeowners association to regulate the design, construction, and alteration of structures within our community.

These controls outline specific architectural styles, building materials, color schemes, and other aesthetic elements, such as fencing, that must be adhered to when constructing or modifying a property. The purpose of architectural controls is to maintain a unified and visually appealing environment, preserve property values, and ensure a consistent architectural theme throughout the community.

By enforcing these controls, the association aims to create a cohesive and attractive neighborhood that reflects the desired character and charm of the community as a whole.
